Rise to Fall, along with Galleria Liqueurs for this mixed-use TOD at 3401 N. Southport Avenue

Updated: We hear this project will now begin in the second half of 2020.

ICYMI, Rise Sushi and Galleria Liqueurs will be replaced with construction starting sometime in 2018 with this mixed-use Transit Oriented Development (TOD). Rise Sushi currently has a lease until the end of 2017 (but this development was first proposed in 2014 and approved by Tom Tunney). There are two other TOD developments currently coming to Southport.  3647 N. Southport has recently been approved, and 3334 N. Southport is currently under construction. You can read more about TOD developments here from Curbed Chicago.

Southport Corridor Changes into 2018

Whether you are new to the area or a long-time resident, one thing is for certain: nothing is permanent except change. So if you can't keep up with all of the changes happening to Chicago's Southport Corridor, don't worry, we've got you covered.

Here is a summary of what to expect into 2018:

  1. Kai Sushi is coming to 3819 N. Southport
  2. Digits Nail Salon has closed, new nail salon coming in
  3. Capital One Cafe is now open
  4. Ivivva by Lululemon is closed. Space currently for lease
  5. Rise Sushi and Galleria Liquors will be replaced by this Transit Oriented Development (TOD), Chase Bank and Chipotle could be possible tenants
  6. Taco Bell and an auto body shop on Addison by Wrigley Field will be replaced by new developments
  7. 1035 W. Addison to be redeveloped 
  8. The former Blue Bayou space is for lease
  9. Tied House is coming to the former Harmony Grill location
  10. Paperchase is coming to Southport Avenue
  11. Leahy and Ladue is closed, 312 Real Estate Office is now open
  12. Venus Restaurant is coming from The Mercury Theater in Cullen's former space
  13. Mint Julep is now closed, national retail coming in
  14. A new mixed-use TOD development is under under construction at 3334 N. Southport Avenue
  15. Basics Salon at 3542 N. Southport is currently for lease or for redevelopment in 2019-2020
  16. Target has opened in the former Whole Foods space on Ashland
  17. Large-scale mixed-use development coming to 1356 W. Wellington Avenue with an American Mattress store (stalled)
  18. Addison & Clark development is underway; Shake Shack, Cinemex Movie Theater, Harley Davidson and Lucky Strike will be anchor tenants
  19. Hotel Zachery with Big Star Chicago, McDonald's and several other restaurants coming to Wrigleyville
  20. Cafe Tola is expanding into the Sweet Sensations former space

Capital One Cafe Southport Corridor Now Open

Capital One Cafe with Peet's Coffee has opened at 3435 N. Southport Avenue.  The Cafe is approximately 7,500 sq. feet, offers 3 nooks and 2 meeting rooms for customers, neighborhood and community members/partners to utilize should they need a work or meeting space.

Target School/Ashland opening October 22, 2017

Target will be opening into the former Whole Foods space at 3300 N. Ashland on Sunday, October 22 . As you know, Whole Foods moved a block south on March 22.

"The Minneapolis-based retailer today said it plans to open a 31,000-square-foot store at 3300 N. Ashland Ave. in the North Side neighborhood.
Previously, Target had planned a larger store a block away at 3201 N. Ashland, before pulling the plug on those plans and deciding to sell the site to Chicago-based Novak Construction in 2014. Novak then signed a lease with Whole Foods to move to a new, 66,000-square-foot store at 3201 N. Ashland.
Whole Foods' new building is at the intersection of Ashland, Lincoln and Belmont avenues.
The grocer is set to move there in March, and Target said it plans to move into the 3300 N. Ashland space this October.
The switch of sites reflects a change in thinking by grocery stores, many of which are adding larger flagship locations in the city, and retailers such as Target that are adding smaller urban stores to cater to heavily populated neighborhoods.
It will be Target's eighth smaller store, which it calls flexible-format stores, in the Chicago area. Also in 2017, Target plans to open another Lakeview location, at 3200 N. Clark St., and in Skokie and Oak Park. Target also plans a Rogers Park opening in 2018.
Nationally, Target has 32 flexible-format stores open now and has announced 33 more for openings in 2017, 2018 and 2019.
The store at 3300 N. Ashland will include items such as men's and women's apparel, health and beauty products, home décor and a pharmacy, according to Target."
