Proposed Transit Oriented Development (TOD) at 3647-49 Southport Avenue

Another TOD has been proposed on Southport in the current location of both Spotless Cleaners and Sushi Mura next to CVS. There will be a meeting on Monday, October 17 at Mercury Theater at 7:00 PM to discuss this development according to the Southport Neighbors Association.

From Southport Neighbors:

"Proposed Transit Oriented Development (TOD) at 3647-49 Southport: Learn about this proposed development, tentatively planned for 5 stories, 21 mostly 1 bedroom units, with 5 parking spots, 1 car share spot, and 42 bike parking spots.

This development is still in the planning stages, so it is extremely important that you attend Monday's meeting to learn all the details and to provide your input."

In addition to this newly proposed TOD, these Southport TODs have already been approved:

  1. five stories is a marginal increase that would help a street designed for retail.

  2. I think the area could use more rentals as the market has been flooded with single family homes. Rent has jumped considerably over the years so adding more would make the area more affordable and the neighborhood could be reinvigorated with younger residents (typically renters).

  3. Seems like having renters in the neighborhood with some extra cash to spend would be a good thing. AND they're not drivers, even better.

  4. With the influx is single family homes in the area, a five story rental property will help drive additional dollars in the surrounding commerce and help to avoid the constant retail turnover in the area.

  5. Again, what a short sighted plan to not include more parking. Developers getting away with murder. They're killing the parking on your residential block with these projects.
